What a slab leak is and who is exposed

Slab leak water damage starts when a supply line that runs in or beneath a concrete slab foundation begins to leak. The water can rise through cracks and joints, soak carpet or flooring from below, and keep the concrete and anything resting on it wet.

Only houses and units built on a slab can have this problem. Older raised-floor houses sit over a crawl space, so their pipes run in open air under the floor and a leak there is a different job. We cannot tell you how common slab leaks are in this neighborhood, and we will not guess at a figure.

If you are not sure how your building is built, look for a crawl space access panel outside or in a closet. No access and a floor that sits right on the ground usually points to a slab. Your landlord or property manager can confirm it.

Signs the water is coming from under the floor

What you notice and what it can mean
What you notice. What it can mean. What to do.
A warm spot on the floor.A hot water line may be leaking beneath it.Keep feet and pets off, call a plumber.
Running water sound with every fixture off.A pressurized line is losing water somewhere.Listen near walls and floors, call a plumber.
Water meter dial moving with everything off.Water is leaving the system.Take a photo of the dial and call a plumber.
Damp carpet edge or lifting flooring.Moisture is rising from the slab.Call us for extraction and moisture mapping.
Cracked tile or grout lines that stay wet.Water is pushing up through a joint.Stay off the area, call a plumber and us.
Water bill that rose with no change in use.A hidden leak may be running day and night.Check the meter, then call a plumber.

Any one of these can have other causes, so a plumber confirms the source.

Safety steps for the first hour

If water is standing on a floor near outlets, appliances or a panel, stay out. Cut power only if the panel is dry and safe to reach. If you smell gas or see sparks, leave and call 911 or the gas utility before anything else.

A slab leak is a pressurized line, so water keeps coming until the supply is closed. Turn off the main shut-off valve at the house, then call a plumber. Leak detection and the pipe repair are the plumber's trade, not ours, and we work around their schedule.

The meter is the dividing line

In the City of Los Angeles, LADWP supplies the water and the meter is the dividing line between the utility and the homeowner. A leak before the meter is the utility's concern, and a leak after it is on the property owner. Ask LADWP which side your leak is on, or reach the city through 311.

Burbank is a separate city with its own water and power utility. If your building sits across that line, Burbank residents deal with their own utility and permit office, not LADWP.

How we clean up and dry a slab leak loss

1

Extract and map

Extraction units pull standing water. Moisture meters and a thermal camera show how far the wet area runs under flooring and into walls.

2

Remove wet flooring

Wet carpet, pad and damaged flooring are lifted so the slab can release moisture. Baseboards and the bottom of drywall may be cut back.

3

Dry and dehumidify

Air movers, drying mats and LGR dehumidifiers run until readings on the slab, framing and walls come down. We follow ANSI/IICRC S500 as the published reference.

4

Coordinate repair

Once readings are dry and the plumber is finished, we coordinate the rebuild of floors, trim and drywall. See water damage repair.

Concrete holds moisture for a long time, so the slab is usually the slowest part to dry. Our general approach to this is covered under structural drying, including why readings matter more than how a surface looks.

Why speed matters for wet floors

The U.S. EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth. If wet areas are dried in that window, mold usually will not grow. A slab leak that runs quietly for days makes that window hard to meet, which is why the tear-out starts as soon as the line is isolated.

The EPA also advises keeping indoor relative humidity below 60 percent, ideally between 30 and 50 percent. Dehumidifiers on site bring the air toward that range, and a fan alone cannot do it. Closed windows help while equipment runs.

What changes the cost of a slab leak cleanup

Scope and price are explained first. A slab job moves with:

  • Area affected. A leak that spread under several rooms means more flooring and more drying equipment.
  • Flooring type. Carpet and pad come up quickly, while tile, wood and glued floors take more labor to remove.
  • Access. Cabinets, built-ins and furniture have to be moved or protected first.
  • Drying time. Slabs and subfloors dry slowly, so equipment days vary.
  • Repair scope. Rebuild work after drying is a separate scope from the cleanup.

Insurance and the plumber's tear-out

Policies treat sudden and accidental water differently from slow, ongoing leaks, and many exclude gradual damage. Ask your insurer how tear-out and access to the leak are treated, since some policies handle that work separately from the water damage itself.

Keep the plumber's report, photos of the wet areas and your water bills. Flood is a separate matter and is usually excluded from a standard policy.

Mistakes to avoid with a suspected slab leak

Waiting to see if it clears up

A leak under concrete does not stop by itself and the floor keeps absorbing water.

Covering wet flooring with a rug or new floor

This traps moisture and hides the problem until a smell shows up.

Skipping the plumber

We dry the damage, but only a plumber can locate and repair the line.

Running only fans

Fans move wet air around. Dehumidifiers and moisture readings are what dry a slab.

Slab leaks in Studio City housing

Studio City sits in the southeast San Fernando Valley, just west of the Cahuenga Pass, in the City of Los Angeles. That means LADWP and the 311 line are your contacts for the water supply and the meter question above.

Most households in the City of Los Angeles rent, according to the U.S. Census Bureau. If you rent, report a suspected leak to your landlord or manager right away and keep a written note, since the EPA also advises renters to report leaks promptly. In larger buildings such as those around Valley Village, where apartments are common, one unit's slab leak can reach neighbors, so tell the manager early.

Slab leak questions in Studio City

Is emergency slab leak water damage cleanup available in Studio City?

Yes. The line is staffed around the clock, and a slab leak found at night is still a real call. The dispatcher asks about the plumber and the water meter, then sends a crew the same day when available. We do not promise when it arrives.

Do you find and repair the slab leak?

No. Leak detection and pipe repair belong to a plumber. We extract water, remove wet flooring, dry and dehumidify, then coordinate the repair of finishes.

Can my older house have a slab leak?

Only if it is built on a slab. Older raised-floor houses have a crawl space, so a leak there is handled differently.

How can I check my meter for a leak?

Turn off every fixture and appliance, then look at the meter dial or leak indicator. If it keeps moving, water is leaving the system. Ask LADWP about your meter.

Will I need to remove my flooring?

Wet carpet and pad usually come up. Tile, wood and glued floors depend on moisture readings and how long they were wet.
